Inventory - Our inventory service will include a full description of all items and the condition of the property in a textual report. This is a very comprehensive report and will note everything from marks on the walls to meter readings and layout. The report will be supplied in a easy to read format. With date carried out and full description of type of property, keys available and any other notes necessary.

The report will be backed up by a wide range of colour photographs.

Check In - The check in report will entail our clerk being present with the tenant upon moving into the property. They will complete a walk through with the tenant addressing all aspects of the original inventory. Each page will be signed and dated by the tenant to state that they agree with the report. Any discrepancies will be noted at this time and a separate report attached to the inventory once agreed upon by clerk and tenant. Meter readings will be taken and appliances will be checked for working condition if possible. Keys will then be checked and signed for by the tenant.

Check Out - Our check out service can be arranged for the vacation of a tenant from the property. The clerk will attend the property with the tenant and go through the originally produced inventory. All aspects will be investigated to check condition, cleanliness and damage. Fair wear and tear will be taken into account and any discrepancies pointed out to the tenant and reported back to you. Meter readings will be taken and keys checked back in. A report will be produced documenting our findings and recommendations.

Mid Term Inspections - If you manage your own property or are an agent then you will understand the need for regular inspections of your properties to ensure everything is being maintained and any issues can be addressed promptly. Why not use our mid term inspection service for an independent inspection of the property. We will report back to you any concerns, points of dilapidation or damage, cleanliness and general condition of property.

An Overview of Fair Wear & Tear 

The definition of Fair Wear & Tear by law is 

"Reasonable use of premises by the tenant and the ordinary operation of natural forces."

This refers to both time and normal daily habits.

As a landlord when claiming any repairs or replacements at the end of the tenancy Fair Wear & Tear has to be taken into consideration.

The tenant has a duty of care to leave the property in the same condition as when they moved in, this is where an inventory comes in, to document the original condition of property, Fair Wear & Tear would be considered at this time.

Our inventory and check out service would enable us to make a fair judgement on the condition of an item and advise if any damage or dilapidation has been caused by the tenant when compared to an original inventory.
